Fee Schedule 2024
Valid for all new tenancies from January 2024
Holding Deposit
One week's rent
This is to reserve a property. This will be withheld if any relevant person withdraws, fails a Right-to-Rent check, provides false information, or fails to sign the tenancy agreement within 15 calendar days.
Security Deposit
Five weeks' rent (under £50k/year)
Six weeks' rent (over £50k/year)
Covers damages or defaults on the part of the tenant during the tenancy.
Unpaid Rent Interest
3% above Bank of England Base Rate
Applied when rent is more than 14 days in arrears.
Lost Keys / Security Devices
Actual replacement cost + £15/hour
Tenants are liable for the actual cost of replacing lost keys or security devices.
Contract Variation
Up to £50 (inc. VAT)
Covers costs of taking landlord's instructions and preparing new legal documents.
Change of Sharer
Up to £50 (inc. VAT)
Covers referencing, Right-to-Rent checks, deposit registration, and new legal documents.
Early Termination
Landlord's re-letting costs
Tenant liable for all rent until new tenancy starts, plus re-letting costs.

Property compliance certificates are legally required to let your property in the UK. All properties require an Energy Performance Certificate (EPC), Gas Safety Certificate (GSC), and Electrical Safety Certificate (EICR). We offer these services at competitive prices with fast turnaround.
EPC Certificate
Energy Performance Certificate with A-G rating. Minimum E rating required. Valid for 10 years.
Gas Safety Certificate
Annual gas safety check by Gas Safe registered engineers. Includes tenant copy.
EICR Certificate
Electrical Installation Condition Report. Valid for 5 years.
